We wish everyone coming to our holiday cottages to have an enjoyable holiday. Please let us know promptly if there are any problems on your holiday, so that we can make every effort to solve them, where reasonably possible. It is too late to tell us this after your holiday.

This is a self catering holiday booking and the accommodation must be left clean and tidy.

1. The website provides secure online booking with deposit/payments by credit/debit card or enquiries about availability of accommodation can be made by email or telephone. Online reservations will be confirmed by email - please ensure you have entered your email address correctly - (or by letter if email contact cannot be made). Telephone credit/debit card bookings will be confirmed with an invoice receipt. Other reservations must be confirmed by you with a completed booking form and deposit to be received within seven days. If a completed booking form and deposit is not received within the specified time, the property will be available for letting to another party.

2. A non-returnable deposit of 25% of the total cost (up to a maximum of £100) or as agreed is required to secure your reservation. The balance is payable six weeks before the holiday commences. Bookings made within six weeks of the arrival date require full payment.

3. No booking is binding until confirmed by email or in writing by the Owners after receipt of your completed booking registration form and are subject to these terms and conditions. We reserve the right to refuse a booking without giving a reason.

4. In the event of cancellation please email or telephone immediately, so that we can make every effort to re-let the property. Cancellation will then be confirmed by us by email or in writing. If re-let you will receive a refund less the deposit. If we are unable to re-let you will be held liable for the full amount of the booking, if within six weeks of arrival. Hirers are advised to take out holiday cancellation insurance.

5. In the event of the property not being available for any reason beyond the Owners control all monies paid will be refunded at once. This will be the limit of the liability of the Owners.

6. The property is available from 3.30 p.m. on the day of arrival – please do not arrive earlier – your keys will not be available for collection until this time. The property must be vacated by 10.00 a.m. on the day of departure.

7. THIS SELF CATERING ACCOMMODATION MUST BE LEFT IN A CLEAN AND TIDY CONDITION. Please take care with our properties. You are responsible and liable for any breakages or damage that you cause to the accommodation or its contents. Please report these as soon as they occur. This is self catering property and the property on departure MUST be left clean and tidy. If the property is left in such a condition that it is not suitable for occupation for the next hirer, you will become liable for the charges as shown on the schedule of accommodation for the period that is unavailable and for any additional cleaning costs. We do not normally charge for minor breakages, but will invoice you for any serious damage or breakage which will be charged at the cost of replacement. We reserve the right to enter the property in case of emergency maintenance or repair.

8. The Owners shall not be liable for any inconvenience, injury, accident or loss suffered by any person or to any vehicle in or about the premises or in any way arising out of the premises from any cause whatsoever. In the event of misbehaviour or other necessary cause the Owners reserve the right to terminate the let without any refund of letting monies.

9. (a) In no circumstances may a cottage be occupied by more than four people (except for The Granary or The Dairy which may also have one baby in a travel cot). Only the adults and children named on the booking form are allowed to stay at the property. (b) Any change before or during the let from the people named on the booking form must be notified to the owners before their arrival and can never exceed the maximum four people. (c) The Keep has a minimum age of 12 years old. The Owners reserve the right to refuse or terminate admission if these conditions are not observed. The accommodation is let for holiday purposes only.

10. All our properties are strictly NON SMOKING.

11. We are sorry but NO DOGS or other pets are allowed in or around the property.

12. Please remember that children must be supervised by an adult at all times.
